The Challenge

CX Rome San Pietro was developed as a hybrid hospitality destination, combining traditional hotel accommodation with long-stay living spaces within a single operational model.

The development combines compact private accommodation with shared amenities and communal spaces, requiring consistent bathroom integration across a large number of standardised rooms while maintaining alignment with the building’s structural and MEP strategies.

Bathroom installation needed to align with floor-by-floor construction sequencing while maintaining dimensional control, service coordination, and consistent quality standards across 288 units.

Hospitality-led developments demand durable finishes, repeatable quality, and efficient installation methodologies. Traditional bathroom construction would have increased on-site trade coordination requirements and introduced greater variability across repeated room layouts, impacting programme certainty and construction efficiency.

Our Solution

 

Sterchele designed, manufactured, and delivered 288 prefabricated bathroom pods tailored to the project’s accommodation layout and building services strategy.

Our involvement included:

  • Detailed design coordination to align pod geometry with room typologies and architectural requirements
  • Interface alignment with drainage, ventilation, and central MEP distribution systems
  • Factory-controlled manufacture with defined inspection and quality verification stages
  • Sequenced delivery aligned with the contractor’s installation programme
  • Ready-to-connect service integration to reduce on-site mechanical and electrical works
  • On-site technical presence during installation and commissioning to support coordinated service integration

The bathroom package was incorporated as a structured modular element within the overall construction sequence, ensuring consistency in dimensional accuracy, finishes, and service integration prior to delivery.
