The Challenge

Cherry Park forms part of the wider Stratford City regeneration programme, delivering high-density PRS accommodation within a constrained urban environment.

For a scheme of this scale, maintaining programme consistency across repeated residential units is critical. Traditional in-situ bathroom construction would have required multiple trades operating simultaneously across vertical zones, increasing coordination demands and installation variability.

The project required a controlled approach capable of supporting large-volume PRS delivery while maintaining consistent integration with structural and MEP strategies.

Our Solution

Sterchele supplied 792 fully prefabricated bathroom pods for the first phase of the development, supported by structured involvement from design stage through to commissioning.

Our scope included:

  • Design coordination with the project team to align pod geometry and service interfaces
  • Interface review to integrate drainage, ventilation, and containment with the building’s MEP strategy
  • Factory-controlled manufacture with defined inspection and quality verification stages
  • Sequenced delivery aligned to floor-by-floor installation strategy
  • On-site technical presence during installation and commissioning to support coordinated integration

This structured approach ensured the bathroom package was incorporated as a planned modular element within the overall construction sequence.

Why Prefabricated Pods Were Effective

On a high-volume PRS development, prefabrication provided clear operational advantages:

  • Consolidation of multi-trade bathroom works into a single manufactured unit
  • Repeatable installation methodology across multiple residential cores
  • Reduced labour intensity within vertical circulation areas
  • Standardised quality control prior to delivery
  • Installation sequencing aligned with structural progression

The bathroom scope transitioned from dispersed trade activity to a coordinated modular installation strategy.

Outcome

The adoption of prefabricated pods transformed bathroom delivery from a variable, multi-trade site activity into a controlled and repeatable process.

This contributed to:

  • Greater programme predictability across 792 residential units
  • Reduced vertical trade congestion during peak construction phases
  • Consistent installation standards across high-volume PRS layouts
  • Clear interface coordination between pod connections and building services

By integrating design coordination, manufacture, delivery and on-site technical support within a single structured scope, the bathroom package was delivered as a coordinated system aligned with large-scale PRS programme requirements.
