The Challenge
The residential towers at Victoria Square rise 30 and 34 storeys within a dense mixed-use masterplan delivered in a constrained town-centre environment.
At this height and volume, bathroom installation must align precisely with structural tolerances, vertical service risers, and floor-by-floor construction sequencing. A traditional in-situ approach would have required multiple trades operating concurrently across repeated floor plates, increasing coordination demand within vertical cores and residential fit-out zones.
The project required a controlled installation strategy capable of maintaining programme reliability while ensuring consistent dimensional and finish standards across 429 high-spec apartments.
Our Solution
Sterchele engineered, manufactured, and delivered 755 fully prefabricated bathroom pods for the two residential towers, structured to align with the project’s high-rise installation sequence.
Our involvement included:
- Detailed design coordination to align pod geometry with structural grids and façade tolerances
- Interface alignment with drainage, ventilation, containment, and riser strategies
- Factory-controlled manufacture with defined inspection and dimensional verification stages
- Sequenced delivery aligned to tower-by-tower and floor-by-floor progression
- On-site technical presence during installation and commissioning to support coordinated service integration and verification
The bathroom package was incorporated as a planned modular element within the wider construction programme.
